Home Buyers: If you're considering a home purchase or investing in property you'll want confidence that your potential home is a sound investment. Realty-Chek's inspectors will perform a visual examination of the homes structure to include roofing, plumbing, insulation, electrical, heating & air conditioning, elevation of the property and much more. (See Scope of Inspection) Inspections usually take place after you have extended an offer to purchase and before you close on the property. If questionable or undesirable information is disclosed as a result of our inspection, you may want to negotiate a new price with the seller or request that repairs be made to the home. Pool and Spa assessments are always included in our inspections at no additional charge.
Home Sellers: Don't wait until a home buyer makes the requested home inspection only to find that there are major repairs needed that could delay the closing on your property. Order a pre-listing home inspection. It will give you an opportunity to have any needed repairs corrected prior to calling your Realtor. You will proudly show your home with confidence as to the condition of the property. Realty-Chek's inspectors will guide and advise you regarding points of interest to the buyer.
New Construction: Whether you are building a new home or purchasing a pre-construction home Realty-Chek is available to visually inspect each phase of the building process. The inspection typically begins with site work, pre-foundation, rough plumbing, electrical, building permits etc. Second phase covers concrete slab, poured and finished, exterior walls enclosed, roof trusses, partitions, rough electrical, plumbing, & HVAC etc. The third phase, consist of fireplace and chimney, drywall, exterior wall covering, all windows and exterior doors, finished roofing, kitchen and bath cabinet installation etc. Fourth phase includes but not limited to attic insulation, walls painted, trim installed, HVAC installed, plumbing fixtures installed, floor coverings, all walks, drives and concrete complete. Fifth and final phase, confirmation of electrical, plumbing, HVAC, systems, kitchen appliances, and all other mechanical equipment, quality of workmanship exterior and interior, all grading, sod and landscaping completion.
New Home Warranty Inspections: Your builder will usually issue a home warranty for at least a year. It's good business practice to conduct a one year home inspection prior to the warranty's expiration to ensure all systems are still operating and in good condition. Your certified home inspector will carefully review his visual findings with you and advise you as to the over all condition of your home. This will give you the opportunity to consult with the builder prior to the expiration of your home warranty.
Commercial Property Inspections: Commercial property assessments have many of the same attributes as a residential inspection with the objective being your peace of mind. The safety of your tenants or your working staff as well as protecting your investment, is a critical part of the buying process.
